Based on our extensive background as licensed Real Estate Brokers, we can assess any and all properties. This assessment includes evaluating all aspects of a property, including but not limited to prior, current, and projected operations, financial performance, and occupancy. Structure Acquiring Entity
Together with our long-established legal and financial advisors, we analyze the risk profile of each property, its ownership, and investment goals and determine the most advantageous ownership structure. Previous and current entity structures include corporations, LLCs, General, and Limited Partnerships, unincorporated associations, trusts, and sole proprietorships. We are always open to new and inventive ownership opportunities.
Plan and Budget Improvements
In consultation with our financial and construction advisors, we research and budget appropriate improvements, repairs, and upgrades. Budgets are confirmed by securing and negotiating multiple third-party estimates for projected construction.
Build Improvements
Our extensive and varied construction experience as General Contractors allows us to ensure properly permitted improvements and to make them as cost-effective as possible. We personally manage all construction to ensure completion on schedule, within budget, and in compliance with the requirements of all authorities having jurisdiction.
Maximize Operating Cash Flow
With our long operating history, we can ensure all necessary management responsibilities are conducted in a cost-effective and timely manner. This would include preparation of required periodic financial reporting, selection, and oversight of appropriate site management, selection and engagement of local vendors such as janitorial, electrical, plumbing, tenant Improvement, roof, painters, information technology, gardening, paving, signage, together with any and all other trades, as necessary. We personally supervise and direct all operations.
As an integral part of our operational process, regular periodic financial and operating status reports are prepared and provided to all owners. Required financial reporting is also completed and filed as appropriate and in a timely manner.
Monetize Property
Exploiting our financing and transaction expertise, appropriate monetization is pursued when a property becomes financially mature. Depending on the goals of ownership, monetization may be a sale, financing or refinancing, entity restructuring, or an alternate creative approach. Monetization actions are always conducted with the participation of our experienced legal and accounting team and are based on Ownership needs.
